The new resident being referred cannot have been a resident at an IVE community in the past 12 months. The referring resident cannot receive more than four (4) referral fees over the first 12 month term of their lease. The referring resident must currently be in good standing; at a minimum that means no past due rent and no lease violations in the past 12 months. The new resident must qualify by the same standards as would all new residents. IVE must be notified of the referral prior to the new resident moving in.
